I live on the Cape Haze Peninsula in Gulf Cove on the Myakka River I got home this evening and cooked up some shrimp for dinner and Bruce says, "what do you have planned"?. My reply is, "Nothing. Why?". He says "want to go out on the boat?" We made a few drinks and in Less than 15 minutes later we are in the boat and headed out. Just two minutes down the canal and we are out on the Myakka headed toward Charlotte Harbor. It is so nice to have a boat ready to go in the back yard. When he bought this home it already had the seawall, dock, and boat lift. His dream was to retire and own waterfront property and have an in ground pool in the backyard plus a few other toys. He couldn't find a home on the water for the price he wanted with a pool so he had the pool installed. Superior pool came out in December and we were in our pool in March. In the process of selling a home that is currently used as residential property buy is also zoned commercial general. It is located just off 776 across the street from Bay Heights Park which offers fishing an a Public Boat Dock. He is to an out of state buyer. It is listed for 94,900 and my buyer has made an offer which was countered at a good price. He is tough because he always offers really low. Some won't even respond but others bit and it works out for him. Even after you approval for a mortgage the following things can cause it to be denied up until the day of closing. The lenders will recheck your credit and your income during approval process and again before your closing date. So Until you close on the home and you are in it please DON'T........... Don't buy or lease an auto. Lenders look carefully at your debt-to-income ratio. A large payment such as a car lease or purchase can greatly impact those ratios and prevent you from qualifying for a home loan. Don't move assets from one bank account to another. These transfers show up as new deposits and complicate the application process, as you must then disclose and document the source of funds for each new account. The lender can verify each account as it currently exists. You can consolidate your accounts later if you need to. Don't change jobs. If you like to bike then you must visit the Legacy Trail and Venetian Waterway Trails in Venice. It is ranked in FL Top 10 Biking trails. I like to access the Venetian Waterway trail at Shamrock Park. From there it takes you along the Intercoastal waterway via the "Venetian waterway trail past the historic train depot and onto the Legacy Trail which takes you all the way to Sarasota bypassing Roberts Bay and Dona Bay for beautiful views and also past several parks. I use the trail to go to downtown Venice via the overpass along 41 and visit Venice Beach, Sharky's and the South Jetty. I have been working with many people that are unsure about buying and are more interested in Leasing with the option to purchase. When you are new to an area and not sure exactly where you want to transplant yourself you may want to lease for a while and be sure you like it, A friend of mine bought a home within a few months after coming here from New York. He is retired and had a few bad experiences renting while looking to buy. He was anxious to buy quick and he did. He loves his new home and the area he is in but has found that he likes a few other locations better. He wishes he had found something there. Buying a home is a big decision. I just had a buyer close on a home 2 weeks ago. The house was beautiful. It was all newly renovated with kitchen, bath, flooring remodelled. They are having issues with their electrical that keeps tripping and have a plumbing leak. If you are buying a home newly renovated with all new appliances etc. you still want to purchase a HOME WARRANTY. I have a few Home warranty companies I can suggest. Another thing is to get the names of any and all contractors that did the work on the home and see if they back up their work so if you do have a problem you can call the guy that is familiar with the home and what was done. If you haven't purchased yet New Construction may be the way to go. It is often cheaper to build than repair. If you would like to consider this option I can refer you to some lenders and take you to see some model homes.
